Airbnb house manual template

Everything a guest needs to run your place without messaging you: Wi-Fi, heating and air conditioning, the kitchen, hot water, rubbish and what to do if something stops working.

House manual or house rules?

House rules say what guests may and may not do. The house manual says how things work. Airbnb shows the house manual to guests with a confirmed booking. Keep each item to two or three lines, name the button or the switch, and add a photo where a control is confusing. Copy the parts below and replace the details.

Wi-Fi
Network: Seaside_5G Password: sunset-2026 The router is in the hallway cupboard. If the internet stops, unplug it for ten seconds and plug it back in.
Heating and air conditioning
Each room has its own unit. Use the white remote: MODE to switch between cooling and heating, the arrows to set the temperature. 22 to 24 °C is comfortable. Please turn the units off when you go out.
Hot water
The water heater is on a timer and heats twice a day. If the water is cold, check that the switch marked "Boiler" next to the bathroom door is on, then wait 30 minutes.
Kitchen
Hob: touch the power button, then + and - for each ring. The child lock is the key symbol; hold it for three seconds. Oven: turn the left knob to the fan symbol, the right knob to the temperature. Dishwasher: tablets are under the sink. Close the door, press ECO, then START. Coffee machine: capsules are in the drawer. Fill the water tank at the back.
Washing machine
Detergent is under the sink. For most clothes use the 40 °C "Cotton" programme. The drying rack is behind the bedroom door.
TV
Use the black remote. Press HOME for Netflix and YouTube; you can log in with your own account. Please log out before you leave.
Rubbish and recycling
Bins are at the end of the street. Blue: paper. Yellow: plastic and cans. Green: glass. Grey: everything else. Collection is every morning except Sunday.
If something stops working
Fuse box: in the hallway cupboard, top shelf. If the power goes, flip up any switch that is down. Water: the main tap is under the kitchen sink. Emergency: 112. Nearest hospital: {name, address}. Anything else: message me on WhatsApp at {number}, I usually answer within the hour.

Tips that save you messages

  • Photograph each remote and control panel and add the photo next to the instructions.
  • Write the model number of each appliance so guests can look up the manual.
  • Update the manual when you replace an appliance; old instructions are worse than none.
  • Put the manual where guests look: a digital guidebook on their phone, with the Wi-Fi at the top.
